Rampaging the advertisements on the small screen in Ramadan 2021, the 15-minute city concept is introduced by Misr Italia properties in its project: Il Bosco City New Cairo (Mostakbal City). With a total investment of EGP 22bn, Il BOSCO City spreads over 268 acres in the heart of Mostakbal City. In 2020, Misr Italia Properties launched the first phase of Il BOSCO City, called Sila, of which about 95% has sold out. 2021 brings forward 2 new Phases to the booming project.
Mostakbal City is known to be the first smart green city in east Cairo. It holds a prime location at New Cairo’s extension close to the New Administrative Capital (NAC), right in the middle of the Golden Square Extension and on the East Ring Road.
The modern unique ideology of the compound revolves around improving the quality of life for the project’s homeowners. This translates into giving them access to a wide array of services; including educational, sports, lifestyle, shopping, and medical services, all within a 15-minutes radius on foot or by bike.
First suggested by Mayor Anne Hidalgo of Paris, the 15-minute city concept was initially inspired by the Sorbonne University professor Carlos Moreno. The concept aspires to enhance the quality of life for residents, by plotting all life requirements and luxury services within a 15-minute reach for everyone.
Additionally, Misr Italia Properties has unveiled the launch of two new phases, La Natura and La Valle, at Il BOSCO City, New Cairo. Both phases will feature 220 units, which are scheduled for delivery by 2025.
Launching two new phases simultaneously at the Il BOSCO City New Cairo project, while introducing the 15-minute city concept at the same time, comes within Misr Italia Properties’ strategy to accommodate the ever-growing real estate market. La Natura, one of the newly launched phases, provides a collection of villas that include a Garden Villa with bua up to 218 sqm, a Sky Villa with an area of 213 sqm , and a Double View House with an area of 238 sqm.
La Valle, on the other hand, offers Spring Villas with areas of 282 sqm, Twin Houses with areas of 257 sqm and Townhouses with areas of 239 sqm.
The developer also offers payment plans with only 5% down payment, and up to 9-years installment plan. To add a cherry on top, the Landscape of Il BOSCO City is designed by the renowned Italian architect Stefano Boeri.
Il BOSCO City is armed with Smart City technologies. This entails giving users remote access to systems which include air conditioning systems, keyless entry, and sound system devices throughout the building. that is not to mention the advanced security systems, with cameras and motion sensors for security. The buildings also feature an energy-efficiency concept in which lights , based on the lack of motion detection, can switch off automatically. All of these automated tasks, in addition to modern energy-efficient appliances , come together to save on electricity, water and natural gas, consequently reducing the on-going maintenance cost.
